MARC Ratings has affirmed its AA- rating on 7-Eleven Malaysia Holdings Berhad’s (7-Eleven Holdings) RM600.0 million Medium-Term Notes (MTN) Programme with a stable outlook. The programme has an outstanding of RM350.0 million as of 30 June 2026.

The rating on 7 Eleven Holdings reflects the group’s strong market position as the largest convenience store operator in Malaysia, underpinned by its extensive nationwide 2,752-store network as at end-1Q2026 and its long-established brand presence since 1984. The rating also considers the group’s strong cash conversion cycle and modest leverage relative to its cash flow generation capacity. These strengths are, however, moderated by thinner operating margins as the group ramps up the expansion of the CAFé by 7-Eleven format, and a balance sheet constrained by a reorganisation deficit arising from its pre-IPO restructuring in 2014.

The group’s scale of operations provides broad market reach, strong consumer recognition and access to multiple growth opportunities across urban and non-urban catchments. The group benefits from a long-term exclusive licence arrangement with 7 Eleven Inc. to operate under the brand in Malaysia, expiring in 2033 with an option for renewal.

The group is taking steps to strengthen store offerings through product differentiation. In addition to the accelerated rollout of the CAFé by 7-Eleven store format, which offers a broader range of ready-to-eat (RTE) and fresh food products, the group has also expanded its private label offerings and increased exclusive merchandise collaborations. The CAFé by 7-Eleven format is strategically important in maintaining the group’s competitive strength against peers as it aims to promote higher basket sizes through expanded higher-margin food offerings.

Revenue increased by 8.6% in 2025, and a further 10.9% y-o-y in 1Q2026, supported by continued store expansion and improved average per store day. Profitability, however, remained hampered by costs associated with the gestation period of the CAFé by 7-Eleven format, including logistics and distribution costs. In 2025, operating profit declined to RM104.5 million from RM142.4 million in 2024, with operating profit margin narrowing to 3.3% from 4.9%. While such margin pressure is expected during the early phase of the fresh food-led concept, the group’s ability to translate revenue growth into stronger earnings over the near to medium term remains an important rating consideration. MARC Ratings views 7-Eleven Holdings’ expansion of the CAFé by 7-Eleven format, strengthening of fresh food capabilities and planned refurbishment programme as appropriate strategic responses to improve store productivity, enhance competitive strength against growing competition, and support margins over time.

Characterised by its cash-based operating model, cash flow from operations (CFO) improved significantly to RM301.9 million in 2025, driven mainly by stronger sales collections. Although free cash flow remained negative, the group’s operating cash generation is expected to remain supportive of ongoing store expansion and conversion efforts. The group maintains a negative cash conversion cycle, providing ongoing liquidity support and reducing dependence on external working capital funding.

The group’s debt servicing capacity remains adequate. CFO interest coverage stood at 9.50x, providing a strong buffer for interest servicing despite higher borrowings and lower profit margins in 1Q2026. Liquidity is supported by cash balances of RM404.7 million as at end-March 2026. The group redeemed RM250.0 million MTN on 26 June 2026. The debt maturity profile remains manageable, with RM100.0 million MTN maturing in 2028 and RM250.0 million in 2031, following the June 2026 repayment.

Improvements in shareholders’ funds continue to be limited by the RM1.3 billion reorganisation deficit, which has resulted in modest headline leverage metrics. Total borrowings increased to RM729.3 million as at end-March 2026 following the issuance of RM250.0 million MTN in February 2026, although leverage metrics remain broadly manageable.
